With Harbour Town Golf Links hosting the Heritage Classic in 1969 and the “King”, Arnold Palmer, winning the inaugural event on national television, the nation of low-handicappers and hackers alike were introduced to the new East Coast “Mecca of Golf” – Hilton Head Island. The golf course HOME or VILLA is the perfect place to stay for those who love to play – whether as year-round resident or visiting on vacation. For those Hilton Head communities that allow short-term rentals – Sea Pines, Palmetto Dunes and Shipyard – a resort golf villa is an ideal spot to stay to enjoy a great golf vacation. Whether it’s a long weekend getaway or a couple of weeks, numerous courses are available as well as easy private access to the beach. Neighborhood pools are nearby and most villas have decks overlooking the course so you can witness others slice and dice their way to breaking a 100.



Golf Homes

All Hilton Head gated communities have homes overlooking the golf course (except Windmill Harbor). Homes located in resort neighborhoods – Sea Pines, Palmetto Dunes and Shipyard – can rent their property to vacationers (weekly) or lease long-term. Other communities disallow rental periods of less than 6 months.


Golf-view homes will range from the $400’s to over $1M with pricing differences a function of specific community, land value, size of home, when built and proximity to the ocean. The breakdown of Golf Home Owners is 60% permanent residents, 30% second-home owners and 10% investment property owners who rent their home.



Resort Golf Villas

With limited oceanfront and ocean-access property available as well as its hefty price tag, Hilton Head has become popular for its Resort Golf Villas. 1, 2 and 3 bedroom villas line many of the resort fairways of Sea Pines, Palmetto Dunes and Shipyard offering private, low-density townhome accommodations to owners and vacationers with great golf course views.


Resort Golf Villas will range from the $200’s to the $800’s with pricing differences a factor of size, view, age, proximity to the ocean, past rental history, furnishings/accessories, etc.


Villas rental management companies handle all aspects of renting the property including check-in/key distribution, cleaning, maintenance, etc. and provide on-going management services so the villa owner is not involved in the process. Based on overall year-round occupancy, gross/net rental revenue generated and the amount of personal use, ownership of a Golf Villa can be dramatically subsidized by renting the property when not using it
